Fact Sheet

1. Lakeshore Vacation Villa Park will be completed and ready for occupancy on
         or before June 15, 2008. 
   • Installation/Completion Dates of other Amenities:
     • Pool - Spring 2008
     • Playground - Spring 2008
     • Laundry Facility - Spring 2008
     • Community Hall - Fall 2008
     • Plant Grass and Pin Lots - May 15
2. At this point, lots are not staked, but are platted. A reasonable proximity will
   shown to buyers.
3. Dates of Operation will be:  April 15 until October 15.
   • Owners will be allowed entrance into the park and their homes before and after those dates, however, water will NOT be turned on except during dates of operation.  Anyone caught brining water into their Park Homes during “off-season” will be fined.  Also, there will be no snow removal during the winter months.

YEARLY EXPENSES

4. Association Dues will be $200/Year
   This will be used to maintain the roads and pool
5. Utilities will be billed on a monthly basis and will approximately be as follows:
   
   • SiouxValley Electricity:
     $12.40/month minimum
     Under 500kw: .08/kw hour
     Over 500kw:   6.1/kw hour
   • Lake County Sanitary District:
     $30.00/month
     
   • Big Sioux Rural Water:
     $23.00/month
6. LakeCounty Taxes are approximately $21.00/$1000 valuation (land)

OUR LAKES:

7. Round Lake is approximately 6 ft. deep and 160 acres in size
   • It is suitable for Jet Skis, Pontoons, Fishing Boats and Paddle Boats
     
   • There will be access to RoundLake
     
   • There will be NO overnight docking of watercraft on RoundLake
8. LakeMadison is approximately 12 feet deep and 2640 acres in size
   • LakeMadison has Public Landings at various places around the lake
   • There is NO overnight docking of watercraft on at public docks on Lake Madison

AMENITIES:

9. The Lakeshore Campground and Lakeshore Vacation Villas will share the
   PublicBeach on RoundLake.
10. Swimming Pool Hours are:  9 am to 9 pm Sunday through Thursday AND
    9 am to 10 pm on Fridays and Saturdays (unless other arrangements have been made.)

RENTAL OF UNITS:

11. Rental of Units to Another Party
    
    • This will be allowed
      
    • A Rental Service will be made available to Owners
      
    • AllPark Rules and Regulations must be adhered to
      
    • A Rental Contract must be signed by Renters even if unit is Owner-Rented. 
      
    • We (Management) reserve the right to evict Anyone at Anytime

HOME PLACEMENT/HOME DETAILS

12. There will be NO Home-Placement Time Restrictions placed on Lots
    
    • Owners may Purchase and Set-up Home at a Time Desired by Owner
    • Lots must be maintained (mowing, etc) by owner
      
    • Management will furnish a list of Service Providers, if desired.
      
    • If lot is neglected, Management will secure service and charge owner for      the cost.
      
    • All Park Model Homes will be cedar sided
      
    • All Homes will be placed per layout plan
      
    • Three-Season Rooms allowed with Approval of Management
      
    • Two (2) Cars and one (1) Boat allowed per lot
      
    • Vinyl - coated Chain Link fence is allowed
      
    • Storage Units allowed WITHIN the three-season addition
      
    • Dog Kennels allowed only with permission of Management
      
    • Pets are allowed
      
    • They must be on a leash at all times
      
    • Pets should be quiet
      
    • Owners must clean up after their pets
      
    • NO vicious breeds allowed ie: Pit Bulls

LANDSCAPING:

13. Landscaping is the responsibility of the Landowner
    
    • Sellers will purchase one tree per lot (per agreement with Andersons’ Nursery)
      
    • Landscaping plans must be approved my Management

DETAILS OF SALE:

• $500.00 Ernest Money will hold a lot until the Closing can be completed  in June
  
• Closing will begin in June after Water, Sewer and Electricity have been completed.
  
• When 67% of the lots have been sold The Homeowners Association will take control of the Lakeshore Vacation Villas Park
